A historic engineering headquarters reimagined as a modern business campus
The Alhambra is located at 1000 South Fremont Avenue and operates as a 45-acre "urban community" featuring more than 20 office buildings. The property is developed and operated by The Ratkovich Company. Tenants include six institutions of higher learning (among them USC's Keck School of Medicine and DeVry University), the County of Los Angeles, Tenet Healthcare, and AT&T. The campus provides a 50,000-square-foot full-service fitness center, a 760-car parking structure, a 200-seat auditorium, and a helipad, along with sundry store, dry cleaners, car wash, cafeteria, and restaurant amenities.
From engineering firm to business park
The site was the former headquarters of C.F. Braun & Co., a petrochemical and oil-refinery engineering firm. Carl Franklin Braun (1884–1954), a Stanford-trained mechanical engineer (graduated 1907), founded the company in 1909 with a few associates and $500 in capital. The firm relocated its headquarters from San Francisco to Alhambra in 1921. The original campus comprised 22 buildings and a landscaped plaza on 36 acres, built primarily of brick sourced from a single San Francisco manufacturer.
Braun's philosophy centered on providing "comfortable and pleasant surroundings for its workers, of every class." The original campus included an engineering library, a women's lounge, a men's locker room, a restaurant, and a medical office. During World War II, the company manufactured aviation-grade fuel and synthetic rubber. C.F. Braun & Co. operated the campus for 92 years before being sold to Santa Fe International in 1980. The Alhambra Preservation Group relocated its offices to the campus in summer 2016.
The campus in operation today
The Ratkovich Company operates the property as a million-square-foot business campus with flexible office space for lease (ranging from 2,966 to 67,992 square feet). The campus is grouped around a central courtyard with gardens and fountains. The Alhambra's own site states that the campus provides a 24/7 security desk and offers filming-location services. Office leasing is handled through CBRE, which markets the property's freeway access to Interstates 10, 110, and 710.
Looking forward, a 2019 Ratkovich Company proposal describes plans for more than 1,000 condominiums and apartments to be built around the office complex, framed in the context of California's "Builders Remedy" affordable-housing law. The property continues to serve as a major employment center and mixed-use development anchor in Alhambra.
Insurance connection: Auto coverage essentials
California's mandatory minimum auto liability limits are $30,000 per person, $60,000 per accident, and $15,000 for property damage. A deductible is the amount you pay out of pocket before the insurer covers the remaining loss. According to California's auto insurance guide, insurers must offer a 20% "Good Driver" discount to drivers licensed 3+ years with one or fewer violation points. Policies may be canceled only for fraud, material misrepresentation, nonpayment, or hazard increase. Insurers must offer uninsured/underinsured motorist coverage; you may decline by waiver.
